UniNest policy
Important limits on UniNest listing data, estimates, fees, availability, maps, and partner services.
UniNest is an information, comparison, inquiry, and matching platform. It is not a licensed real estate broker or agent and does not provide legal, financial, tax, or housing advice. UniNest does not collect transaction money or identity documents. Licensed partners are responsible for any brokerage services they provide and for giving their own required agency, fair housing, fee, and operating-procedure disclosures.
Listing facts and media may originate from owners, property managers, licensed agents, public sources, or third-party services. UniNest may organize, summarize, or compare that information but does not independently inspect every property or verify every update.
A displayed update date describes the information available to UniNest; it does not guarantee that a unit remains available on that date.
Rent, availability, concessions, deposits, guarantor requirements, application criteria, utilities, amenity charges, broker fees, and other move-in costs can change without notice. Images and floor plans may show a representative unit rather than the exact unit offered.
UniNest does not guarantee price, accuracy, authenticity, availability, application approval, or application outcome. Confirm all material terms in writing with the relevant licensed agent, owner, or property manager before applying, signing, transferring funds, or relying on a promotion.
UniNest will not provide inquiry information to an unidentified or unverified person. Before an introduction, UniNest will identify the specific recipient, verify the recipient's identity and applicable license or housing-provider role, disclose the information proposed for sharing, and obtain separate user authorization.
The recipient, not UniNest, is responsible for any brokerage, viewing, application, payment, or lease service. Users should independently verify the recipient and never send transaction money to UniNest.
Map positions, nearby-place results, distances, commute times, rent splits, confidence labels, and comparisons are estimates or discovery aids. Routes, schedules, business information, and calculated results may be incomplete or change over time.
UniNest does not currently charge users for browsing or submitting an inquiry. UniNest does not currently receive referral fees or commissions from agents. Third-party owners, managers, agents, application providers, or guarantor services may charge their own disclosed fees.

When a licensed partner provides brokerage services, ask that partner for its license information, agency disclosure, standardized operating procedures, and fee disclosures.
