UniNest policy
The rules that govern your access to and use of the UniNest rental discovery service.
These Terms of Service form an agreement between you and UniNest ("UniNest," "we," "us," or "our"). By accessing or using uninestny.com and its related features (the "Service"), you agree to these Terms and our Privacy Notice. If you do not agree, do not use the Service.
You must be at least 18 years old and legally able to enter into an agreement to submit a rental inquiry through the Service.
UniNest provides rental discovery, comparison, inquiry, and matching tools focused on student housing in New York City. The Service may organize listing information and show estimates for commute time, nearby places, shared rent, fees, or other rental factors.
UniNest does not currently charge users to browse listings or submit an inquiry. UniNest also does not currently receive referral fees or commissions from agents.
UniNest is not a landlord, property manager, licensed real estate broker, licensed real estate agent, escrow provider, lender, or guarantor. We do not negotiate leases, make tenancy decisions, conduct background checks, or provide brokerage, application, payment, or lease services.
UniNest does not collect or accept deposits, rent, application fees, payment credentials, identity documents, or other transaction funds or documents. Any viewing, negotiation, application, payment, or lease service must be handled directly by the relevant owner, manager, housing provider, or appropriately licensed real estate professional.
Do not send or submit a passport, visa, Social Security number, government identity document, bank statement, bank-account information, payment-card information, application payment, deposit, rent, or other transaction funds through UniNest.
If a housing provider or licensed professional requests documents or payment, independently verify the recipient and use that provider's authorized process. UniNest will never instruct you to transfer rental funds to UniNest or to a personal account on UniNest's behalf.
You agree to use the Service lawfully and responsibly. You must not:
Listings, photos, floor plans, prices, availability, concessions, fees, requirements, maps, and nearby-place information may come from owners, managers, agents, public sources, or third-party services. They may be incomplete, delayed, or inaccurate.
UniNest does not guarantee listing price, accuracy, authenticity, availability, fee information, application approval, or any other application outcome. You are responsible for confirming all material facts directly with the relevant licensed agent, owner, or manager before applying, signing a lease, sending documents, or making any payment.
The UniNest name, site design, software, original text, and organization of information are owned by UniNest or used with permission. Third-party names, listing media, maps, and place data remain subject to their owners’ rights and terms.
The Service is provided on an “as is” and “as available” basis. To the extent permitted by law, UniNest disclaims warranties of accuracy, availability, merchantability, fitness for a particular purpose, and non-infringement.
To the extent permitted by law, UniNest is not liable for indirect, incidental, special, consequential, or punitive damages, lost opportunities, third-party conduct, or decisions made from listing information. Nothing in these Terms excludes liability that cannot legally be excluded.
